JUTES  quotations are produced with as much detail as possible to avoid any misunderstandings. If something is missing that you would like included, please let us know and we will revise the quotation accordingly.

  1. Working Arrangements: All prices quoted are calculated on the basis of free access and unimpeded working during our normal working hours (8 am – 5 pm Mon – Fri), unless otherwise agreed.

  2. Both Contractor and client to agree practical arrangements on working methods that provide minimum disruption to the client and allow work to be carried out efficiently by JUTES or any of its sub-contractors. 

  3. Free access is required for delivery of building materials, plant, machinery and skips etc. 

  4. All building materials provided by JUTES or their sub-contractors remain the property of JUTES until full and final payment is received and the Client agrees that all such can be removed from site should full payment not be received via Bank Transfer, Direct Debit or cash. 

  5. Waste – all waste quoted is for inert only unless otherwise specified. Please request a full price list for waste other than inert.

  6. Access permission to site and collection of used or unused building materials, equipment and plant etc. remains in place and all waste materials may remain on site until full and cleared final payment is received. 

  7. The Client agrees that accepting a quotation, either verbally or in writing, and agreeing to the commencement of works is acceptance of these terms and conditions and the price quoted.

  8. The main contractor being JUTES may employ both direct and sub-contract labour to work on site. It is agreed that each individual contractor takes full responsibility for their own third party liability.

  9. JUTES will oversee all works to completion and takes full general and operational responsibility in the running of any contract agreed with the client.

  10. Payment can be made via Bank Transfer, Cash or Credit/Debit card and a receipt for payment will be given.

  11. Payments by credit or debit card are accepted but we do not accept AMEX.

  12. Payment terms are set as follows and subject to following conditions

  13. A down payment ofin cleared funds is always required before the commencement of any works and special arrangements above the standard terms and conditions may need to be made for a down payment in respect of the acquisition of bespoke or high value materials.

  14. Contract value must be paid in full and is due upon completion of the contract and presentation of the associated invoice. Part payments, interim payments and deposits may be agreed prior to commencement of works but not during the contract duration.

  15. Insurance is provided up to the sum of £1000, 000 by Covea Insurance under our Master Tradesman policy. All usual general building practices are covered within our insurance policy.

  16. All client information is retained in accordance with the Data Protection Act 1988 and all personal and other client details will remain confidential.

  17. In the event of unforeseen difficulties arising, or any other circumstantial changes, the quotation price or estimated cost may be revised to reflect the situation at hand. Any delays arising that are not the fault of JUTES or any of its direct or sub-contractors fault will be charged at the standard trade day rate as set out in our schedule (available upon request) until works recommence and any subsequent variations cost are agreed.

  18. Guarantees: All customers will benefit from a full guarantee on our workmanship or on materials to run in accordance with manufacturer’s warranty periods where applicable. Our guarantee covers all new work and new materials used in construction or repairs, but do not guarantee the integrity of any existing structures, materials or decorations. In the event of a failure beyond the guarantee period we will be happy to investigate the cause and negotiate a solution to the problem without delay and carry out any agreed repairs as soon as possible. Charges may apply for remedial work carried out beyond guarantee dates or to items not covered by our guarantee. Decorations are signed off on completion and not covered by guarantee.

  19. No responsibility is taken by ourselves for the presence of perished or rotten substrates or timber (or any other perished or rotten materials) in existing structures such as doors, windows and frames whether detected or undetected at the time of contract.

  20. Extras or Variations will only be undertaken further after written agreement with the client and will be chargeable in advance at the agreed rate.

  21. Discounts and retentions: Prices are based on the understanding that no retentions are held unless previously arranged and authorised. No Main Contractor or Sub Contractor discounts are given unless agreed and confirmed in writing.

  22. JUTES will endeavour to employ a helpful attitude at all times and will always attempt to bring the building OR maintenance works to a satisfactory conclusion as soon as possible, taking into account weather conditions and availability of specialist materials and unforeseen circumstances we may encounter delays or changes to the works program, and the client agrees that these changes may be subject to price alterations of the quoted price. 

  23. Electric and water - The client will be expected to provide electrical power, running water and toilet facilities where reasonably possible.

  24. Condition of existing walls and ceilings - Unless specifically mentioned, no provision is made for repair of plastering beneath papered walls or ceiling surfaces or any surface or substrate that is not visible as it is assumed that such is in good condition, and is suitable to take treatment specified. Similarly, the costs of the repairs and renewals of any defects which are not visible at the time of estimating will be chargeable, unless allowance for such items is already quoted.

  25. Cancellation - In the event of cancellation by the client, the client agrees to notify JUTES in writing or by email 15 working days before the project start date. In the event that JUTES are not notified of the cancellation, the client agrees to pay all of JUTES administration, lost work and scheduling costs amounting to no less than 20% of the total project cost.

  26. If the customer elects to cancel our services after we have begun work, the customer agrees to pay all of JUTES administration, lost work and scheduling costs amounting to no less than 50% of the remaining total project cost. Postponement of scheduled works rather than cancellation is acceptable only if the rescheduled date is bona fide and within 2 weeks of the initial date scheduled and all additional charges are agreed and accepted. Should further postponement occur, the Client accepts they will be deemed to have cancelled our services and agrees the cancellation levy will apply as above.

  27. Materials supply - All necessary materials can and will be provided by JUTES unless otherwise agreed and will always be of high quality and used in an appropriate manner as per the manufacturer's guidelines. Where it is necessary to match existing décor and or fittings, our work will be carried out with this in mind, using appropriate materials that provide an exact match where possible. If an exact match will not be achievable, the client will be consulted.

  28. The Client agrees JUTES are not responsible for the performance or suitability of any materials, parts or products purchased directly by the client and allow JUTES to use these at the clients own risk.

  29. Changes to the quote - Any quote or estimate is subject to revision, If a customer makes changes to their property or building after receiving a quote from JUTES, customers must let JUTES know of all changes made as soon as possible, so that there quote can be revised.  Any changes made without notifying us, may cause a delay in the work until a price has been agreed for any changes.

  30. Completion timescales - Estimated completion times are guidelines and although we will endeavour to complete the work in the time frame intimated, we will not be held liable for failure to complete the scheduled works within the estimated time frame. Similarly, it may be that by employing extra resources we can finish a project more quickly than estimated.  In which case the price of the quote will still remain the same.

  31. Storage of tools - We may on occasion request that tools be left on site overnight.

  32. Validity period of quotes - Quotes are valid for 28 days from the issue date.

  33. It is the responsibility of the client:

    1. To remove valuable and/or fragile items from the areas to be decorated.

    2. To remove pictures and other wall-hangings.

    3. To remove electrical goods.

  34. Assistance can be provided with the repositioning and/or removal of bulky furniture items and goods, but will incur an additional charge. We reserve the right to decline to move goods if the condition is at risk of damage to the equipment or the property. We reserve the right to decline to move particularly heavy or bulky items if they present a higher than accepted health and safety risk. Where items cannot be covered or protected, but could easily have been removed, we will request that they are removed before work commences. We cannot be held liable for damage to such items if they are not removed.

  35. In the event of breakage or damage to the property, JUTES will notify the client immediately and set out steps to remedy the situation.

  36. Similarly to point 36; if at the end of the job the client is dissatisfied with any aspect of the service, they must inform us as soon as possible. Clients must allow JUTES to effect a remedy using our own tradespersons and under no circumstances will we be held liable for the costs of reparations by third parties that we have not expressly agreed to in writing. The client must notify JUTES; in writing within 24 hours of an alleged breakage, damage or dissatisfaction and any situation arising from any of the aspects mentioned is not an excuse to withhold schedule payments. 

  37. Precautions - We will take every possible precaution to ensure that all vulnerable areas and any objects left in the work area are carefully and thoroughly covered and/or masked. However, there will always remain a very small risk of overspill or dust getting past these precautions. In the rare event of overspill, dust or other cosmetic damage, we will endeavour to ensure that it is satisfactorily cleaned.

  38. Pre-existing damage - We may take photographs of your property or complete a pre-existing damage form prior to the start of the project. In the unlikely event that we do damage your property and this is a result of our negligence, you will be covered by our insurance for the full amount. However, claims that we can dispute with photo evidence or written agreement will incur a £50 charge per complaint to cover administration costs.

  39. Payments of quoted and fixed price work - The client agrees to pay invoices for scheduled works immediately after completion of the scheduled part of the work is complete and or on presentation of the associated invoice.

  40. Workmanship - In the event that the client is unhappy with any standard of workmanship, the Client must make JUTES aware at a site meeting. If the dissatisfaction is deemed viable then JUTES must be allowed to remedy the problem immediately. If JUTES is not allowed to remedy any unsatisfactory works the Client agrees that full payment is due and that no offset or retention to payments are enforceable and that JUTES will not be liable for any cost incurred from the Client instructing any other tradesmen or company to do works.    

  41. Materials - All materials purchased for, or on behalf of the client, remain the property of JUTES until payment of the final invoice by the client to JUTES is received in cleared funds. In the event of dispute, the client agrees to allow access into the property for a representative of JUTES to retrieve all materials that remain at the property of JUTES whether fixed, fitted or stored.

  42. Invoices - We are happy to provide duplicate invoices for businesses and individuals. However, payment is due within the time-scales as stated in the Terms and Conditions and the amount, unless amended by JUTES, is fixed in the quotation. Therefore, the client is liable for payment, regardless of whether an invoice has been received. A second copy of an invoice can be issued at a cost of £15 per invoice to cover administration costs.

  43. Acceptance of Contract - A letter of acceptance will be provided showing full contract works schedules & payment schedule breakdown. A deposit is required to book the working time directives of the works, the payment of a deposit or the request to begin any quoted works by email confirmation signifies a full acceptance and commitment to be bound by the Terms and Conditions of the JUTES Terms of Business.

  44. Deposits that have been made to JUTES by cheque or bank transfer must allow five working days for payment to clear before work can be carried out by JUTES.

  45. Completion of the project - If JUTES deems it necessary; the client must make themselves available on the last day of the project for consultation and final sign-off for the project. In the event that the client is unavailable, unless otherwise agreed in writing, the client accepts that the project has been completed to their satisfaction and payment in full is due.

  46. Termination of the contract by JUTES - JUTES may terminate this contract in part or whole at any time at the sole discretion of JUTES or if the client breaches any part thereof.

  47. Payments & time scales - The client agrees to pay the invoices as soon as the associated invoice is raised and on presentation, making payments due from receipt of invoice and payments due forthwith. 

  48. The client also agrees; that should there be any misunderstandings or dispute regarding specifications and or finishes; the schedule of payments will still be paid and all and any variations or changes to works will only be dealt with post the agreed schedule payment is received in cleared funds.

  49. A small minority of clients that chooses to ignore calls, are evasive, request multiple invoices, obfuscate or are unavailable for contact after the project has been completed or unexpected circumstances arise when payment is due. JUTES reserve the right to process the outstanding invoice and receive payment the same day the invoice is presented. Should the outstanding balance not be settled immediately, JUTES reserve the right to apply an administration charge of £80.00 per invoice or individual schedule of works to cover the cost, time and administration.
